IMO this is how all universities can indirectly "pay" players and still stay within the rules. If the rules don't allow you to give them cash, build them a nice castle and provide a [Mark May] ton of ancillary support/benefits.
The issue is making the balance sheet look neutral. When you spend an insane amount of money on new facilities (Ohio State tennis for example) it neutralizes the otherwise massive profits athletic departments "could" take in.
The essentially hide their profits in the ever revamping of facilities in an effort to not look greedy.
