I'm 32 and act like I'm 20. And I'm scared shitless. Be that as it may we found a place in German Village that we think we are going to put a bid on. If I can't get it for about 90% of the asking price, I am fully prepared to walk away.

Wade, DO NOT buy a place with a gf. Don't do it. Pretend you got amnesia from falling down. Say you became an adherant of an eastern religion and the feng shui is wrong at that place. And if you must buy it with a gf, you should have a written agreement between the two of you that covers who can buy out whom when and if you split, and who gets the mortgage interest write off under what terms, and some very specific notice provisions for if you split and are still on the note that covers how you are notified if the note is 30 days late, as you don't want your credit ruined or a deficiency judgment on a defaulted sheriff's sale because you did not know that your ex was behind on the note for which you are responsible.

Seriously though, I hear you...great advice. That type of stuff has been discussed and will be a part of any situation we go in to. We both understand the pitfalls should it not work out for whatever reason. As for the amnesia, that would be like stopping an ocean liner at this point. The wheels are in motion and the train's about to pull out of the station.

Looks like we are going to put a bid in on a place in German Village. I am waiting on some more information from my realtor about the state of the house when it was last sold in 2008 but from what my realtor said he doesn't think the current owner did much other than paint the outside and paint the kitchen cabinets...yet she is looking for $50K above what she paid for it. Is it weird I think she is crazy? Apparently so do the last two people who made offers on the house, although apparently she made counter-offers that were "significantly lower than the asking price" (according to her realtor but who knows what he means by that). And keep in mind she bought the place in 2008 when the market was fairly strong...and there are three houses for sale on the street alone. I am thinking of making a ridiculously low bid to start...borderline insulting...and start the negotiations from there.
