We made a really low offer...they countered by barely coming off their original offer...we made a counter-offer that was a little above our original offer and said that was our "walking away" number (which included closing costs)...they accepted that offer but then wanted to build in closing costs...we said we stand firm with the closing costs built in...they accepted our "walking away" offer with closing costs included. Victory.

We saw some comps on German Village sales from this year...the range on sale price/list price ran from $0.92 on the dollar to $0.97 with an average of $0.94...we got ours at just over $0.90. Given how updated the place is compared to a lot of what we looked at in German Village I felt like we got a phenomenal deal.

Thanks...we (and I use that term loosely) are picking out some new furniture pieces but the first thing being purchased? A combination shelving unit/wine bar for my whiskies...

Closing is this Friday...

It is absolutely mind-boggling how smooth this process has been for both of us. I've bought real estate, both commercial and residential, before and it has never been this easy. From how quickly we found the place, to how easily we talked the seller down, to how easy it has been getting the grant from OHFA...

Have to take that as a good sign...
