Sorry for the late reply. I never saw this one. I am not an attorney. I just deal with them on a daily basis. It seems I talk to engineers every day as well. That explains all my gray hair.

Well, we found a house over the weekend and just had our offer accepted. Now it just needs to pass the inspections.

Does this mean you didn't offer low enuf?? First offer has to be rejected or you didn't shoot low enuf... gotta make it so low they have to counteroffer...

Offered low, they countered, we countered and then met in the middle. We paid about 6% less than their listing price. They bought the house four years ago and did not even see a 1% increase in value. That does not take into consideration the realtor fees which will cost them another 5.5%. The guy we bought it from is in finance. I don't think I will be looking for him to handle my money. Bad for them but good for us.

We gained about 3% value in our house over the past 6 years, which is not great. We overpaid when we bought it and I knew it then. The market here has really suffered the past two years. However, our equity doubled from 10 to 20% and I am happy about that. No realtors involved with our sale so that was nice. We were able to sell faster because we had more flexibility with the price without the 7% rates they charge here.
