The real estate market in Ft. Collins has been fairly 'hot' over the past few years, but had cooled a bit when we were ready to 'trade up' this past spring. However, we were more concerned with finding the right house for us than selling our old one, so we decided to offer on a new house with no 'selling contingency' for our old one. We figured we could handle two mortgages for a few months if we had to.
It took us a few months to find the right house - in fact, we were the very first ones to view the one we bought - and it was the only house we saw that we really fell in love with. We put a contract on it the next morning and after a counter from the seller, we signed on the dotted line. Then we proceeded with getting our house on the market a week or so later. Amazingly enough, we had two contracts for our old house on the second day it was on the market, and we ended up getting $1000 over our asking price! Needless to say, we were pleased. :)
