Congratulations! It's a beautiful house. May every day you have it lead to happiness and all good things! Well done and ignore the jokes, this is a big and a good thing. And do pay down the principal, it really makes a big difference.

Exhawg, congrats on the house! It's a ton of fun buying a home, though I'm in the realm of the renters now. An hour after closing, I was painting my family room walls red, just because I could. :p

Hopefully, you will enjoy much time in it. Every time I saw my neighbors, they said they thought I had moved months before. :(

Congrats on the house, hawg.

Everyone's advising you to make extra house payments. If you have the ability to contribute to a 401K, consider making maximum contributions to that before making extra house payments.

Also, each year that you're eligible, make sure you contribute to an IRA in order to reduce taxes, before spending that same money on extra house payments. You can make an instant 15 to 28% on that money by putting it into an IRA. The only downside is that you can't touch it without penalty until you're 59 1/2.

I agree with this approach. I prefer to take the same money and invest it for my retirement with the hopes of gaining an average of 10%, which is about 5% better than the interest rate I am paying. On top of that I do still get that tax write off for a mortage. That's just my perspective though.

The important thing is you now have your own place and sure is a hell of a lot better than renting.

We closed on the house yesterday and I get to go pick up the keys now. Now the fun part moving.

I just love helping people move in. All I ask for is a couple of cases of beer so I can drink while moving and not being responsible for anything I drop or break. :biggrin:

But congrats on the house... looks good!

That's a nice looking house! :biggrin:
Be sure to have it professionally inspected, not just a bank inspection. A professional house inspector will go through it and all it's systems including septic and well.
