How much debt do you have?

This. Also, no equity as of now (renting), and that probably won't change any time soon (living in California blows, living in Los Angeles is even worse)

Getting ready to start my life this summer. I'll graduate college with ZERO debt. No school loans, no car payments, etc. A lot of my buddies are graduating with $80k or so in debt. Some of them are graduating with degrees where it might take them 3-4 years to make $80k before taxes and expenses. I feel very lucky about my debt situation.

I would advise you to work your way into that first house so that you and the Mrs. can see what all is involved. Then later on you can go for the pricier house if you wan to.
Abig thing to remember is that the two of you have no idea of how much it's going to cost you to make repairs and changes once you move in. And you can depend on one other thing too, that is the amount of time and money you will spend keeping everything working will keep you hopping.

This depends entirely on where you live. In Chicago you couldn't sniff a shanty for that.

All we have is house and one car right now.

I don't know where the OP lives, but I would caution against buying a $300k house as blanket "stupid". In many places that is the going rate for a basic. Of course you have to balance that against whether it is then advisable or even possible to make the payments if you life circumstances change, as you would no matter where you live.

This again. Fixer uppers @1200 sq ft are $280k in my area.

And by "fixer", they mean "you'll need another $60K just to be able to get it to the point where the bank will loan you the money to buy it".

This. A 300k house gets us a nice house. We could find a 200k house 20 miles away, but she wants to be able to go home for lunch and works 60 hours a week so she doesn't want a commute. Alternatives are an old house in the town eek. Or a brand new 250k (no frills) house in a builder development on .0000001 acres. A 2100-2400 mortgage payment puts us at about 30%

With an additional $250 or more per month in taxes and insurance. :wink:

God, I love Columbus. Our real estate market is so much more reasonable. I can't wait to sell my house and buy a cabin in the woods to start working on my manifesto.

Talk about a difference in amounts from when I bought my shitkicker in 2007. Granted, you're at about half my interest rate so that makes sense. I should have realized how fucked I was when I could claim 13 on my state and federal withholdings and still get a small refund back at the end of the year.
