First off, congratulations. I bought my first house last March, and it is a huge step. When all else fails, or if something bad pops up ($7000. for a whole new heating system) I just tell myself that it's a savings account that I live in.
If you haven't had a home inspection done, you may want to think about not signing yet. You can get estimates from electricians, plumbers, etc. and use them as bargaining tools. I sure wish that my nutsack of a realtor would have informed me of that...

I'm new to this so I'm not sure how much that applies to my situation. My place is a brand new condo (totally renovated building in the Arena neighborhood). My lender sent a guy over to do an appraisal. Should I still schedule someone to go over tomorrow morning? I have a buddy who does that for a living that I could call tonight.

As for your friend. Since he does that kind of stuff maybe it would be wise to have him come with you on the final walk-through. Not really to inspect the place, just incase he see's something wrong, that he can bring to your attention.
Congrats man, with your location you should be in good shape for a long time. Since it is new, you are right that you would not need an inspection. You willl have a walkthrough I assume, and if there is anything that is not finished, or the way it should be, make sure it is in writing that they will fix it. Most builders have a 6 month to 1 year program where you keep track of anything that is wrong, or goes wrong and they come in at a preset time and fix it all. Relax.
