Buying our first house!

So glad that the process is almost complete. Took most of the week off from work (here now, but leaving at 2 for the walk through) so I can get some things painted, all of the little stuff moved, then Saturday morning I get the truck and move the furniture. I am hoping to be relaxing by the pool on Sunday with everything (for the most part) done.



**Little advice to anyone buying a home that is currently renting, try to close and take possession with at least a week left on your lease so you don't have to do the move out/move in thing on the same day. Did that with the first house I bought (was married at the time, and my son was still a baby) and it sucked trying to do everything in one day. It will also give you some time to do things like replace carpet, paint, clean (if needed) so that you aren't dealing with moving furniture later to do these things.

My closing is in a week. Things have gone too smoothly and we've had pretty much everything organized and wrapped up for a month. We're kind of waiting for the other shoe to drop.

My wife and I are going from a rental house to the new one. We asked for an extra two days (prorated) at the beginning of the month so we could move and clean up the rental before handing the keys back. We didn't want too much of an overlap - we want to get the move over with and we've moved enough in the past to have a good system in place and an idea of how we want things to go. We've packed about 1/3 of the house with about a week to go.

The biggest source of stress lately has been furniture. I'm picking my battles on that stuff. We need a new bed right away, but since we can't touch credit or savings until after the closing it's been tricky. We've been able to put deposits on everything we need though, and will be able to complete our purchases next week and take delivery. I had never bought a bed before. You can't find one in one trip. After two hours of trying different mattresses, they all start to feel the same.

Since you are retired, you must need something to do with your time, so why don't you fill that idle time with my home improvements? That way you can keep your tools and everyone is happy, right?:biggrin:

I know what you mean about the "too smoothly" part. The past 2 weeks I have been waiting for that phone call to say there is a problem with something and the deal can't get done. Thank goodness that call never came.

I have had most of my stuff ready to go for the past couple of weeks. Been eating off of paper plates and mainly finger food at home. Can't wait to eat off of real plates again!

As far as furniture goes, I really only have one room to fill (3rd BR), but that will consist of a wallhugger futon and an end table. Appliances are what I need (all of them in the house I believe are original, and if not they are no younger than 15 years old) and have already got them picked out, just need to go pay for them and have them delivered.

We closed on the new house n Monday an have spent the week moving in, unpacking and fixing things.

One odd thing about the closing - upon meeting the sellers they seemed to be genuinely nice and reasonable people. Their realtor however was a complete bitch. I had mentioned earlier in the thread how she had been present to eavesdrop on the inspection. At the closing she brought up to us TWICE how she took umbrage at our choice of inspector, how he always nitpicked and found too many faults, and how his is "banned" from working with her clients.

I can't emphasize enough how important it is to find an hire people who will work for YOUR interests in a process like this. I don't give a shit what the a seller's agent thinks, and to some extent, even my own agent. When you get an inspection, hire somebody who will get you as much unbiased and detailed information as possible, and stand your ground on things you find in that report that you think are important.

In the end, I'm still not sure why she was such a jerk about the whole thing. She got the sale and got her commission. From our side of things at least, negotiations seemed to go smoothly and were not the least bit hostile or contentions. There were three major work items that were done before closing as a result of the inspection, and two of them were offered pre-emptively by the sellers.

Our inspector was nitpicky. That's why we hired him. We had no plans to use the long list of issues to be unreasonable in negotiations. We made sure the major things got taken care of, but many of the smaller issues still remain. It gives us a nice list of things to work on in the first weeks here, and into the next few years.

(yeah, I probably just jinxed it).

I can't wait for some normal air in this place. First floor hardwood was refinished by the sellers - smells like varnish throughout. Yesterday, we had cleaners in for upholstery and an area rug, so now we have clanking solvent smells too. Then today to top it all off, we painted two rooms and an entry door. :dead:

So it begins, and it never ends.....enjoy the time in your first 'investment in life' - your home. As you make your changes, it will become a home, rather than a house.

One tip - make the changes NOW, rather than waiting for the time when you sell it, and enjoy them your ownselves, rather than for the new buyers. Took us four purchases before we figured this one out. Now we make it, and enjoy it. There's never enough money, so don't wait, do it pronto. You'll be thankful that you did.

Home ownership is part of the American Dream, so live it to the fullest. And when you write off the interest expense and property taxes on your income taxes, you are taking advantage of the greatest form of capitalism. Do something to improve your home, or take a vacation with your refund check. Either or, but do it for yourselves.

Congratulations to you guys, enjoy. We do.

I highlighted the best point I think I could make. I'm doing stuff to my house in Springfield that I'd wish I had done 4 years ago.
