The wife and I just had our counter-offer accepted on what we hope will be our first house. Actually, this is the second time we made it to this point - we reached an agreement in a house a year ago that fell thru over the inspection.
This seems to have worked out for the better. We have been able to increase our savings (and as a result, our down payment and our purchasing power) over the last year. Our loan looks like it's going to cost less than it would have on the previous house and we're getting so much more for our money.
We've had our eye on this place since about September, when it was slightly out of our very conservative price range. We knew it was likely the perfect house for us at the time, but didn't even want to go and look at it because we knew we would fall in love with it and make a rash decision. All this time it just kept sitting there, the price creeping down only in very small increments. Finally last week it dropped inside the range where I thought we'd be able to negotiate. We didn't get too much more off the latest asking price, but we got within our range for our monthly payment and got plenty of other considerations thrown in like full closing costs and prepaids, the stainless steel appliances and refinishing of the hardwood floors.
Gotta get the inspector lined up next. Hopefully this one turns out better than our previous one. I will say though I'm very happy with the inspector we used back then. He was painstakingly thorough and found a major issue that was hidden from plain view. That saved us a lot of potential headaches and heartaches.
