Even with a realtor a lot of people say to get an attorney to review everything, so maybe I'd be forking over for an attorney regardless of whether I had an agent too.
I've also read that some buyers have better success when they use the listing agent to also represent them. Their reasoning is that, because the listing agent is making commission on both ends of the deal, they're more likely to advise the seller to accept a lower offer.
I think your good with any of those 3.
People who would use a attorney with a realtor is probably not such a bad idea, but IMO is not really necassary.. again all depends on your agents realtionship and how good you preceive them to be.
In terms of working with the listing agent.. ehh. While I see what your saying, it's also a place where many find trouble. Dual Agency limits the agents ability to work for both sides, and they make bank. Dad and Uncle both have had both sides of deals, about one per month actually, but they are honest and price right to begin with. It again falls back on the actual agent and your trust with them, the main reason for laws disclosing dual agency is because buyers and sellers alike we're getting the short end of the stick.
