On another note, I have been able to collect the remaining portion of the monthly rent after getting downright nasty with them.


Remove the front door and the garage door while you're at it as they 'require some fix'n"... tell the renters that you ran out of money for the project and when they pay up, you'll put the doors back on the house.

Repeat as necessary.

I,or I should say the Property Management firm I hired, is the process of evicting our renters on our NC property. It has been a constant struggle to get them to pay, let alone pay on time. I have tried hard to give them the benefit of the doubt over the close to two years that they have been in there. I am reluctant on one hand from a financial standpoint to have done this, as it really burdens us now. On the other hand, I wasn't getting my money for a good month after it was due.

I am hopeful that we will be able to quickly rent the place or sell it. I will most likely have to take some time off and fly down there to look at the place and maybe do some work on it.

Oh the joy.......

Just a suggestion, put in a clause that rent is to be paid via ACH/Direct Debit and that a returned ACH/Direct Debit is cause for immediate eviction. That way you have yourself covered and aren't chasing money.
